Mandatory Electrical Safety Inspections (EICRs) For Rental Property 2021


In January 2020, the government introduced the anticipated mandatory electrical safety inspections for private landlords.


The new policies, titled The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, have been officially delivered in on 1st April 2020.


In July 2020, all new tenancies required an EICR. As of 1st April 2021, this requirement applies to all tenancies – new and existing.

Why have electrical regulations been introduced?

Mandatory electrical safety checks for rental properties have been mentioned for along time. At the same time as many landlords already observe great electric practices, the brand new regulations goal to ensure that homes are included and that tenants are secure.


In 2018, a session was held by the Electrical Standards Working Group to talk about electric safety within the private rented sector. How might the new the guidelines affect landlords? 

The required electrical investigation guidelines set out certain obligations for landowners. All private landowners in Britain are needed to: 


  • Guarantee that the electrical security norms are met during a period when the private premises are involved under a tenure
